The property was formerly a self-contained Georgian coach house and glasshouse, both of which are Grade II listed. The proposal was to repurpose the coach house into an annexe for use by guest visitors of the main house, enhancing the building’s historical features and reducing disturbance of historic fabric and loss of character.
The proposed layout included a kitchen and dining room on the ground floor, a single bedroom, and a garden store room. The first floor featured a double bedroom, living room, and bathroom in the middle. The ceilings to the first floor were all vaulted, with the original truss members visible from beneath.
The works included structural underpinning of foundations and pinning of masonry walls, replacement ridge beam, installation of a steel frame with new foundations, pad stones, and part replacement for the timber rafters. The roof coverings were renewed using the original slate coverings, and the parts were reclaimed to match. We replaced first-floor structures incorporating a void and a new bespoke oak staircase. We reconfigured the ground floor layout by removing and installing new partitions, and we took up the existing ground floor brick pavers, stored, cleaned and relayed on insulated limecrete to the ground floor.
External works included several replacements of doors, windows and shutters, along with refurbishment of existing ones. We repaired and repointed the façade brickwork to all elevations. Finally, we rebuilt the attached glasshouse, which included alterations to the internal planters and heating pipes to form the living space. We relayed York stone paving on insulated lime crete to the ground floor; we installed a new timber roof with steel supports, which included a new patient-glazed glass roof structure. Mainly, all new glazed facades, doors and windows were installed, and where possible, the historic glazing bars and timber members were repaired and reinstated.
