This property has, arguably, the only view of the sea in Deal that does not have parked cars in front. A real gem of a property, it is laid out over 5 floors including a basement and was converted into several flats by the previous owners and had fallen, in recent times, into severe dereliction. Purchased by our clients in 2020 the property has been re-designed, by architect Robert Palmer, to provide a modern well equipped home. The basement is to consist of a boiler/plant room, a Utility area and a good-sized wine store. The Ground floor is to provide Kitchen/ Dining in the main part of the house with Bed 4 with en-suite in the rear annexe to provide for elderly friends and relatives. This bedroom opens out onto a nice sized courtyard which will benefit from plenty of sun. The first floor, the main body of the property, is to be a lounge overlooking the seafront and a library at the rear. The annexe will provide a WC and shower room that service this floor along with a study. Structurally, all evidence of the flats is to be removed and the floors upgraded with the inclusion of steel supports, which will take away the sagging which had occurred in all floors, along with the bouncing which was evident in floors constructed with undersized joists. All internal structural walls, both timber and block, are to be replaced and the property will start to look and feel much more structurally sound.
In terms of mechanical and electrical installations, the heating and domestic water is to be replaced with a modern and well-appointed system including underfloor heating to the complete property and a pressurised reservoir for hot water is to be installed to make sure that all shower/bathrooms can be in use together if required.
