Residential Renovation, Extension & Loft Transformation

Project Overview

We are currently delivering the extensive renovation, extension and loft transformation of this residential property in Hythe, Kent.

The project involves substantial structural alterations to the existing home, new extensions, a redesigned roof and loft, upgraded building fabric, contemporary internal finishes and comprehensive new mechanical and electrical services.

As Main Contractor, our role encompasses the coordination and delivery of the full construction package, from demolition, groundworks and structural alterations through to specialist glazing, bespoke joinery, architectural finishes, external works and landscaping.

Key Works

The structural transformation includes new foundations, structural steelwork, timber structures and bespoke larch glulam portals forming a prominent feature of the new kitchen and dining extension. The main roof is being remodelled to create a hip-to-gable arrangement with new dormer accommodation, alongside new roof structures to the extensions, garage and ancillary areas.

A major feature of the project is the contemporary kitchen and dining extension, combining exposed glulam structure, masonry, extensive glazing and bespoke architectural detailing. New sliding doors and rooflights strengthen the connection between the living spaces and garden.

The building envelope is being comprehensively upgraded with new insulated walls, external insulation, brickwork, waterproofing and new flat and pitched roofing. Particular attention is being given to the interfaces between the retained building and new construction to ensure robust thermal, waterproofing and airtightness performance.

Internally, the refurbishment includes new partitions and ceilings, architectural panelling, a new staircase, bespoke joinery, polished concrete and engineered timber flooring, specialist bathroom finishes and decorative treatments.

The mechanical and electrical installation includes new plumbing and drainage, underfloor heating, radiators, MVHR ventilation, electrical distribution and an extensive architectural lighting scheme.

External works will complete the transformation, including new paving and landscaping, fencing, decking, balcony works and a bespoke pergola.

Project Delivery

The project is being delivered through a coordinated programme involving the Client, Architect, Structural Engineer, Building Control and specialist subcontractors. Our ongoing responsibilities include programme management, procurement, construction coordination, quality control and integration of the various structural, architectural, mechanical and electrical packages.

The project incorporates a substantial Contractor’s Designed Portion covering elements including M&E services, public health, drainage, tanking, structural detailing, joinery and architectural metalwork.
