More than 100 years old, this old Rectory home is being transformed into a modern family home. The renovation includes a total refurbishment of the property,including a side extension and a separate art studio.
The site has a history as the former Rectory for the local church and records indicate that a vicarage has existed on the site since at least 1875. The 4-bedroom property consists of 2 stories and an uninhabitable basement. Generally, the building has been well maintained over the years with very few detrimental alterations that you often find in properties alike.
We started the project by completely stripping out of the entire property, taking it back to its original layout and exposing many of its historic features. The modern extensions and outbuildings to the property were also demolished and the site was stripped and cleared. To make the basement a usable space we have sand blasted the walls to allow the exposed brickwork to breathe, and installed radon barriers, pumps and poured a new structural slab.
Once the property was stripped, we then carried out extensive structural alterations to the rear of the property to produce an open plan living/kitchen area which opens up to the rear garden. We have also opened up the front half of the first floor to created an elaborate master bedroom/ensuite/dressing room. The rear ground floor of the property has been demolished using extensive temporary propping whilst constructing a new chimney and open fireplace, designed for indoor style BBQ cooking. Whilst there have been some drastic alterations to the internal layout of the property, we have worked hard to maintain and refurbish many of its unique features including its ornate cornice, skirtings, architraves windows and doors.
Over the last couple of months we have also refurbished all of the old Rectory’s original sash windows, carried out draft proofing whilst maintaining their original features, and taken out the more modern windows to install back new timber sash windows to match existing. Whilst doing so, we have also completely overhauled the roof, guttering and re decorated the external render of the property.
The entire property has been completely re-wired, installed with a new central heating system, and has all new bathrooms and en-suites.
Whilst the works to the existing property continue, we have recently begun the construction of a modern outhouse art studio. This construction consists of trench footings, reinforced concrete slab and a steel portal frame which will support the future installation of a lifting hoist for large sculptures and artwork. The external walls are timber frame with a combination of brickwork and flintwork façade. The timber frame is complete, and we are due to commence the external brickwork & flint façade.
