Asbestos Removal and Enabling Works for a Heritage Extension and Alteration

This project comprises a comprehensive programme of enabling works and asbestos removal to a heritage residential building in a sensitive coastal setting. The works form a critical first phase of the wider redevelopment and refurbishment programme, establishing a safe, controlled and suitably prepared environment in which the subsequent construction and conservation works can proceed.

Given the age, heritage significance and existing condition of the building, the enabling phase requires a carefully managed approach that balances health and safety, conservation, structural requirements, environmental considerations and the protection of the existing building fabric. Particular attention will be given to the identification, coordination and controlled removal of asbestos-containing materials, together with the management of associated risks and interfaces throughout the works.

As Principal Contractor, we will take responsibility for the overall coordination and management of the enabling works in accordance with the CDM Regulations 2015, including the management of specialist asbestos contractors and other specialist subcontractors. Temporary protection, welfare facilities, site logistics, programme management and temporary works will be established to ensure that the building and its surroundings remain appropriately protected throughout this initial phase.

The works include carefully controlled structural opening-up, removal of existing floor finishes and preparation for the installation of new limecrete floors, providing the necessary investigation and preparation for the subsequent works while minimising disturbance to the historic fabric.

The enabling programme also incorporate works and measures associated with bat mitigation, requiring close coordination between the construction team, ecological specialists and the wider consultant team. We will work collaboratively with appointed consultants, ensuring that technical requirements, heritage considerations, environmental constraints and construction activities are effectively coordinated.

Through a structured and carefully sequenced programme, the enabling works will establish the foundations for the successful delivery of the wider project. Our approach will focus on safe delivery, sensitive treatment of the existing heritage fabric, rigorous coordination and proactive programme management, ensuring that the building is suitably prepared for its next stage of restoration and transformation.
