P A Hollingworth & Co Ltd were contracted to provide a modern family home with good sized rooms and contemporary living space.
This building was originally a barn structure on a farm. At some point in its history, it was converted to a dwelling but the work was not carried out to a very high standard and some of the original barn structure was never uplifted during the transition. Hence some basic structural works have had to be carried out to the existing building such as underpinning of foundations and uplift and repair of the original roof to meet modern construction codes.
The building is of brick construction under a slate roof and the 1st floor is clad in oak ship-lap. Although remaining the same, as previously stated there have been many improvements to the existing structure and interior of the existing property. The roof structure has had extensive upgrades to comply with current regulations, we have installed several new windows and doors, carried out a complete re-wire and upgraded the house to an air source heating system. New bathrooms and complete re-plaster and decorations have been carried out.
In addition to this, we added very contemporary steel framed 2 storey extension and a new two-storey front entrance porch. The new extension provides 360-degree views of the surrounding garden and countryside over 2 floors with the remaining façade cladding in vertical Iroko. On the first floor is their new ensuite and master bedroom which looks over and open planned living area and kitchen. We have installed underfloor heating to both the ground and first floor of the extension along with a new free-standing log burner. The property has been completely re-wired and upgraded to a modern Smart Home system using Lutron. The new system allows for the customer to have complete control of their lighting, heating, security, blinds, etc all on one device.
Extensive works to the grounds of the farm were also undertaken to the property. Due to its location, high groundwater levels and flooding to the property become a regular occurrence and therefore by forming new dyke systems, hedge lines, holding ponds etc we produced a sustainable drainage system which was able to nullify the seasonal flooding. To the more immediate grounds of the property, we constructed a below ground swimming pool along with hard landscaping and planting areas to link the pool surrounds and new extension together.
