P A Hollingworth & Co Ltd were contracted to take on the role as the Principle Contractor for the re-modelling and refurbishment of this beachfront property in Kent. The project primarily included the erection of a replacement roof, two-storey front and rear extensions, balcony with balustrade to front, pitched roofs to existing side and rear and a new garage at basement level with external staircase and balcony.
Without greatly increasing the overall footprint of the 5 bedroom property, the owners have had a scheme designed that provides large open plan living spaces for the family across all 3 floors. The 1st floor has a large sitting room and the master bedroom with ensuite and dressing room. The ground floor has the remaining 4 bedrooms now all with en-suites which have been re-modelled to suit the new layout of the property, the kitchen/diner area is also located on the ground floor which opens up onto the rear terrace area over the garage. Access to the basement is via the new staircase which has been centrally relocated with its new design to incorporate a lift. The basement has a further three reception rooms, access out into the garage and the plant room.
In re-modelling the property all-new aluminium marine grade windows and doors have been installed throughout, both new and existing walls have had mechanically fixed insulation and Sto render suitable for the marine environment. All existing roofs and roof structures have been stripped and replaced with new timber trusses, warm deck roof structure and standing seam zinc roof coverings. Internally the property has had underfloor heating installed to all three levels, completely re-plumbed, re-wired and ventilation systems installed throughout. Using our directly employed qualified tradesmen we have carried out extensive alterations and repairs to the structure of the building to suit the new design of the property and completely re-plastered and decorated the property along with all new woodwork and purpose-built joinery by our carpenters.
A full remodelling of the exterior spaces has taken place and this has tied the whole property nicely together. It looks and feels very modern and with the unhindered views it possesses out over the English Channel and the port of Ramsgate, the whole project has been transformed into a stunning property/home which has been insulated to an extremely high standard.
